How do I find a programmer to build my tactical shooter design?

I'm a complete beginner in coding. I have finished a 50‑page game design document for a tactical stealth‑action shooter (Zero Protocol). It has 50 missions, enemy ranks, fortress maps, etc. I cannot code. I want to find a Unity or Unreal developer to build a vertical slice (first mission) as a revenue‑share partnership.

I have tried posting on GDHub and Frame One, but no luck yet. What are the best places or strategies to find a programmer who is open to revenue share? Also, how should I present my design to attract serious developers?

Any advice would be helpful. Thank you.

You "attract serious developers" by paying for them. Not rev share, proper contracts and regular payments of wages. Pay a serious wage and you get serious developers.

If it's rev share, they have no reason to work on YOUR project for a share of it, when they can just as well work on THEIR OWN project for 100% of it.

Here is the problem - what can you offer outside of ideas/design document? Revenue share is not really an offer - I've made multiple jam games over past year (some in Unity, some in my own custom tech, etc.). Art was never a problem - either I can make some art myself, or buy it from asset stores, or hire an artist.

I have literally full folders of shelved ideas/projects ... sometimes I resurrect one, sometimes I finish one, and often I add more. There is too many ideas to implement/do just out of my head, and I'm capable of executing them myself. Ideas are dime a dozen ... execution is expensive, ridiculously expensive compared to ideas.

You don't really need any big multi-core CPU to do programming. You can do well with low end CPUs ... hell I use lower end CPUs in laptops even for building large things. Compilation is rather fast today, and you want your code optimized also for lower specs machines.

And yes - Unity and UE5 are a problem (but those engines have significantly more problems, which for various reasons are ignored by big studios (and they can sometimes afford to work around them due to resources they have available) ... and small studios jumped the bandwagon producing same-looking (all same default materials/shaders), poorly-optimized (as pretty much everything on those engines), usually very mediocre or bad games (this might be subjective).

Custom tech was made to be fit to given project. Generic engines usually need quite a massive amount of work to bend enough to be fit to your project ... smaller studios aren't doing this (for one reason or another) and here we are.

This doesn't mean UE/Unity is bad - they are good at something, bad at something.

It's simple.
You want a professional, you pay them.
If they offer to do it without pay, they aren't a professional. You'll get shoddy work.

I work in Unity. But of course, I won't take your project on without pay. Why would I?

Your project sounds cool. I wish the best for you. You have to make it work, though. It isn't going to procure itself.
